We Offer AMC Services

An Annual Maintenance Contract (AMC) for Industrial, Commercial and Residential facilities typically covers the servicing of multiple critical systems, including UPS, substations, DG sets, HVAC, lifts, and Fire Alarm Systems (FAS).

General AMC structure

An AMC can be either comprehensive (covering parts and labor) or non-comprehensive (covering only labor). For a complex facility with many systems, a comprehensive contract is common.

UPS (Uninterruptible Power Supply)

This contract ensures a steady power supply and protects equipment from voltage fluctuations. Preventive checks: Regularly inspecting batteries, capacitors, and cooling fans. Performance monitoring: Testing battery backup duration and load capacity. Corrective action: Repairing or replacing faulty components to prevent downtime. Emergency support: Providing rapid response in case of a power failure.

Electrical Sub-Station

Maintenance of a substation is crucial for the safe and reliable distribution of high-voltage power throughout a facility. Transformer maintenance: Checking oil levels, cleaning, and testing to ensure efficient operation. Switchgear and panel checks: Inspecting all electrical panels, circuit breakers, and cabling. Insulation testing: Verifying the integrity of insulating materials. Earthing and grounding: Confirming that the electrical grounding system is intact and functioning correctly.

DG (Diesel Generator) Set

The DG set provides backup power during a main power outage. Preventive maintenance (PM): Performing routine inspections, such as A, B, C, and D checks. Fluid checks: Ensuring oil, coolant, and fuel levels are correct. Battery inspection: Testing the health of the DG set's battery. Load testing: Periodically running the generator under a full load to verify its reliability.

HVAC (Heating, Ventilation, and Air Conditioning)

HVAC maintenance ensures occupant comfort and energy efficiency. Air filter replacement: Regularly changing filters to maintain good air quality and airflow. Component inspection: Checking and cleaning blowers, coils, and fans. Thermostat calibration: Verifying that temperature controls are accurate. Refrigerant levels: Checking and topping up refrigerant as needed. Drain line cleaning: Clearing drain lines to prevent blockages and leaks.

Lifts (Elevators)

An AMC for lifts ensures the safe and smooth transport of people and goods. Safety checks: Inspecting emergency alarms, braking systems, and door functionality. Performance inspection: Examining motor performance and ride quality. Lubrication: Applying fresh lubricant to cables, pulleys, and moving parts. FAS (Fire Alarm System)

FAS maintenance is critical for protecting assets and ensuring safety in case of a fire. Sensor and detector checks: Testing all smoke, heat, and carbon monoxide detectors. Control panel inspection: Verifying that the main fire alarm control panel is fully functional. Alarm and strobe testing: Confirming that all horns, bells, and strobes are working correctly.
